If you’re in the market for a single-family home, one of the first decisions you need to make is whether to buy a newly built home or to buy a previously owned home. Both have advantages and pitfalls, and below are some thoughts for you to consider.
A fair amount of both newly-built and pre-owned properties are sold. The fact is that the majority of marketing materials and advertisements seen are for new construction, which means finding ads, pretty pictures, and floor plans for new construction will be much easier.
One of the advantages of buying a pre-owned house is that what you see is what you get. You will be able to view the property with your Realtor and get a definite idea of what the property offers. You will be able to see how big the closets are, how much storage the kitchen offers, and how much space will be left in the laundry room after moving the washer and dryer into place. If you buy new construction, you may only be able to look at a model replica or a floor plan of what your home will look like, but you might have difficulty really getting a feel for how much space is there – or not there – once you move your belongings in.
Another advantage of buying pre-owned is that you will be able to move in as soon as all the closing paperwork is completed. There will be no delays due to unfinished construction or problems during construction. Additionally, in a pre-owned home, most of the kinks or problems have already been identified and either resolved or sold with the property as-is, but at least you purchase the property with full knowledge of what problems already exist. New construction runs the risk of having problems crop up while you’re getting settled in, which can disrupt your daily life and be a major inconvenience.
Just as pre-owned homes have many advantages, many disadvantages exist as well. Buying an existing home might not allow you to choose your own layout, paint colors, cabinet types, or fixtures. If you buy new construction, you usually get a say in some of those decisions. Also, a newly built home will offer the newest features, styles, and trends in home layouts and decor. A brand new home will also be free from needing any special assessments or major repairs – it should already be in move-in condition.
